UNDERSTANDING THE HOME SELLING PROCESS

There are many reasons why you may want to sell but it is important to know why. Perhaps you are expecting a new member of the family, relocating for a new job or simply to downsize. What is happening in the real estate market will help you understand what is best for your situation. ASSESS THE VALUE OF YOUR PROPERTY

We really need to determine what the true value is of your property. We do a thorough comparative marketing assessment of area properties recently sold and others currently on the market to determine a fair market value. Finding the right price can be tricky, many “For Sale By Owners” (FSBO) simply overprice their property because they do not have the know-how like the seasoned and experienced Big Red Team.  It is very important to price your property competitively. This is where we have years of experience.

PREPARE YOUR HOME TO SHOW

This is where you need to be prepared to spend some money for some home improvements and repairs. It is important that your property shows well so we can attract as many buyers as possible. We have staged hundreds of homes over the years and we know what is most appealing to prospective buyer. Preparing your home to show by decluttering and cleaning with improve it’s curb appeal. How a property shows is important to attracting buyers. We advise you about things that you can do so the property is most appealing to buyers.

MARKETING YOUR HOME

This is why you want to hire the Big Red Team! We create and deploy an aggressive and successful “5-4-3” online marketing plan. According to the National Association of Realtors, 92% of homebuyers first go online to find their next home and with 5-4-3 marketing plan, we ensure that your property is seen at the right time in front of the right audience. Additionally, we monitor our social media marketing and make adjustments in real-time. We hire professional photographers to make your home sparkle and of course you can count on Big Red Team to host open houses.

NEGOTIATIONS AND OFFERS

Once we have an offer, we will manage and broker the transaction. The Big Red Team are looking out for your best interests during offers and counter offers. We will mediate between you and the buyer to reach a mutually acceptable price because we are skilled and experienced negotiators. We also handle any issues that arise during inspections and any other “gotcha” items that can catch you off guard. If your home is priced right, prepare yourself for multiple offers.

ESCROW AND TITLE

Our Contract to Close specialist will open escrow and order a title policy. We select a date to close based on when the buyer’s loan will fund and ask for a receipt for the buyer’s earnest money deposit.

SCHEDULE APPRAISER APPOINTMENT

You will need to have your home appraised. Make sure to clean the house the day before the appraiser arrives. Note, you are not entitled to receive a copy of the appraisal, because you did not pay for it.

HOME INSPECTION

Next comes the home inspection. We can help you with a home inspection checklist so you will know which items an inspector will want to see. Make sure to prepare the attic and basement for inspection and clear away any clutter or obstructions. Also, prepare for the final walk-through inspection, which takes place the day before, or the morning of, closing.

NEGOTIATE REPAIRS

Ordinarily, sellers do not need to accept a buyer’s request for repair; however, buyers can also cancel the contract. You are entitled to a copy of the home inspection report if the buyers request repairs. If you do not choose to make repairs, a buyer might instead accept a closing cost credit. This is where the Big Red Team can help with negotiation.

COORDINATE A SUCCESSFUL CLOSING

During the home selling process, the Big Red Team oversees the inspections necessary for closing, any final readings. Any repairs you may agree to make, and help obtain any other documents needed. This is where having a seasoned Contract to Close Specialist helps with a smooth transaction.

SETTLEMENT

The big day! Assuming all goes to plan, you’ll relinquish the keys and legal rights to your property in exchange for the balance of payment from the buyer or their bank. You will have then sold your home! During this meeting you will sign the title and Escrow Documents, delivery Seller and Lead Based Paint Disclosures. Additionally your title company should provide your homeowners associations Covenants and Restrictions.
